The Appeals Process

A property owner is welcome to discuss their value with an appraiser at any time of the year; however, the statutory appeal process begins in mid-August when each taxpayer is notified by mail of the assessment placed on any real or tangible personal property.

The TRIM Notice

The TRIM Notice, which stands for Truth in Millage and also known as the Notice of Proposed Property Taxes, informs Florida property owners of their proposed new assessment, the projected ad valorem taxes and any granted exemptions. This notice is required by statute and its mailing starts the timetable for the appeal process.

Once the TRIM notice is mailed, the property owner has 25 calendar days to request an informal meeting with the Property Appraiser's office. All supporting documents such as a recent appraisal, a survey, comparable sales or letters which restrict the use of the property should be collected and supplied at this informal meeting. If an agreement of value isn’t reached, the taxpayer can file a petition and go before the Value Adjustment Board. Click here to visit the Value Adjustment Board website.
