Definitions of Mobile Homes and Manufactured Homes

A Mobile Home is permanently affixed to the land. Any mobile home where the same person owns the land and the building must have a Real Property or “RP” sticker affixed to a window facing the road. The RP sticker is only purchased once and transfers with new ownership.

In cases where the land and the mobile home are not owned by the same person, yearly stickers are required. In the event that no sticker is affixed to the mobile home it is presumed that the mobile home is Tangible Personal Property and will be assessed as such.

Any mobile home or its attachments that are classified as Tangible Personal Property are appraised for value as of January 1st using standard appraisal practices. An appraiser will visit the site, measure the home and any attachments and assign a square foot rate for each type of attachment.
